Start this document $2.99 or in the monthly planHow it works
What you will fill in
- Which province is the rental home in?
- Landlord's full legal name
- Tenant's full name (all tenants on the lease)
- Address of the rental unit
- Monthly rent ($)
- What kind of change is this?
- Which months are affected?
- Total amount deferred, reduced or owing ($)
- How will it be repaid?
- Each instalment ($)
- First repayment date (or lump sum date)
- Days of grace before a missed payment counts as a default
Good to know
- Keep this separate from the lease. It changes nothing else, and the regular rent comes back on its own after the months listed.
- In Ontario, a private agreement is not an LTB order. If the tenant misses a payment, the landlord still has to use the N4 notice and an LTB application. For a deal the LTB can enforce directly, ask for LTB mediation or a consent order.
- Write every payment on a rent receipt so both sides can see the balance going down.
Help in your language
Every question comes with help like this. For example, “Which province is the rental home in?”:
English: The rules for notices, deposits and forms are different in each province. Pick the province where the home is, for example Alberta for a basement suite in Calgary.
